Frequently Asked Questions
Staging is where you furnish, decorate, and carefully arrange items to maximize the home’s appeal to prospective buyers and help get the best price for your property. Staging creates warmth, stirs emotion and gives dull lifeless property the energy to entice buyers to purchase. For more information on staging, click here.

A staged home generates on average up to 15% increase in sales price. During the viewing process, prospective buyers stay 43% longer in the property leading to faster selling time of almost 83% and less time on the market. Studies have shown that the typical home buyer decides if they are attracted to a room in the first 8 seconds. This is a very short amount of time to make a positive first impression, so creating a space that is immediately inviting to potential buyers is crucial. Vacant homes with empty rooms should be staged in order to give the buyer a sense of the home's potential. In rooms staged with furniture and accessories, it is easier for buyers to get a sense of proportion and scale and to imagine their own furniture and belongings in the space. Furniture and rugs help reduce the echo that is typically found in an empty room.

When you have vacant luxury property that needs to move fast and for a premium, it’s ideal to stage as soon as possible. Every detail counts and every day on the market costs you money. When sellers experience the benefits of staging, they soon realize they should have started from day one.

Fashion Homes is the only accredited organization that is Advanced Home Staging Certified in Dubai. When dealing with such a valuable asset, it pays to ensure you’re dealing with experienced professionals.

No. We are very selective in who we work with. Due to the state of the market, our services are in high demand and we only work with select vacant, luxury properties valued at over AED 2 million.

A Fashion Home Manager is an individual, couple or small family who have been carefully selected and trained by Fashion Homes to live in the property and care for it while on the market. We screen, carefully select, and thoroughly train our Fashion Home Managers from dozens of applicants to make sure they are the right match for your unique property.

The Fashion Home Manager is an integral part to the whole Fashion Homes Experience. Their role is crucial in attaining the right sale at the right price for your property. They help to care for the home and ensure that cleaning is executed timely and professionally. The Home Manager covers all the utilities for the property (water, electricity, gas), saving you those costs during the time the property is on the market. The Manager is dedicated in making sure your property is always in perfect condition, coordinating everything from the daily maid service to the finer details such as temperature control, music and scents.

We have unique ways to thoroughly screen our Fashion Homes Managers to make sure their living style and furniture is the best match for your unique property. We do not allow any pets, or smoking in the property under any circumstance. This allows your property to stay clean and appeal to the largest audience of prospective buyers.

Hiring an interior designer is not only costly but time consuming and they don’t tend to be trained in staging which is specific for selling property. An interior designer’s goal is specific - to create the style of the property to suit the homeowner. However, our staging experts aim to sell your property to the broadest target audience, attracting the largest pool of buyers, compelling them to purchase.

Fashion Home Managers are not typically present during showings and in fact prospective buyers are rarely aware your property is even staged. Occasionally for rental units, the Fashion Home Manager may be on site but always discrete. At the same time, a visible ‘owner’ can help your sale - compare the attraction of a busy store as opposed to an empty one.

As soon as you accept the offer, Fashion Homes starts the process of relocating our Home Manager. The Manager is under contract to be ready to move at short notice and once we succeed in selling your home, the House Manager will move into another Fashion Home property.

You can, but leasing the property can lead to issues such as legal dealings and potential damage to your property which may incur loss of prospective buyers and costly repairs. In addition, leasing can be a time consuming process. There are also laws that govern tenants in Dubai allowing them to stay for up to 3 months on a lease contract which can be too long for a buyer to wait.

Absolutely. We have special incentives for agents as this is a win-win solution for all parties. Fashion Homes helps sell your property faster and for more money. This makes you and your company look good and win more clients. In today’s market especially, you need every advantage to win the listing and close the sale. Statistics show that staging a vacant home with a Home Manager will move the property 116 days faster than a non-staged property.

Our service doesn’t cost agents and brokers as our fee structure is set up to be covered by the seller or developer of the property.

An important aspect in choosing the right Fashion Home Manager is their ownership of appropriate luxury furnishings. We can coordinate shopping for other items or furniture to make sure your home is complete. We have high standards for this and make no exception as our reputation is at stake.
